For the East Africa CBD Tower (9,800 m²), the objective was to break this cycle. The design required a high-transparency aesthetic that could still manage the intense solar radiation characteristic of tropical latitudes.
The Technical Challenge: SHGC vs. VLT
The primary engineering conflict was the tension between the Solar Heat Gain Coefficient (SHGC) and Visible Light Transmittance (VLT). Static shading systems are insufficient in these environments; they are either too restrictive during overcast periods or fail to intercept peak radiation during midday, leading to unsustainable HVAC energy consumption.
To resolve this, INDECO implemented an automated Kinetic Louver Facade integrated directly with the Building Management System (BMS).

Rather than a fixed barrier, the kinetic skin responds in real-time to the sun's azimuth and altitude. By utilizing sensor-driven data, the louvers adjust their geometry to intercept peak solar radiation while maintaining high levels of daylight autonomy.
